What Investor Pulse is

Investor Pulse is a monthly market note written from the lending desk, not a news roundup. Each issue rotates through the metros where our borrowers are actually active — recent months have covered Chicago, Atlanta, and the DC metro; Charlotte, Florida, and the Triangle; and Midwest and Southeast flip corridors like Indianapolis, Greenville, and North Charleston. Every issue follows the same structure: metro-level flip and rental notes, a DSCR rate update, a recap of recently funded deals, and a short reading list.

How to use it

Treat it as an underwriting input, not entertainment. If you invest in a covered metro, read that section before your next offer — the local notes flag things like regulatory timelines and neighborhood-level spreads that change deal math. Watch the rate section across consecutive issues to time a DSCR refinance or BRRRR exit, and pressure-test what you read against your own numbers in the DSCR calculator or fix and flip calculator. The funded-deal recaps are useful as comps for structure: they show what leverage and exit strategies are actually clearing underwriting right now. Issues are archived below, newest first.
