What each calculator does

DSCR Calculator — enter gross rent, operating expenses, and your proposed loan terms to get net operating income and the debt service coverage ratio. Use it to see whether a rental covers its own debt before you apply for a DSCR loan or plan a BRRRR refinance exit.

Max DSCR Loan Amount Calculator — works the DSCR math backward: enter rent and expenses to get net operating income, then see the largest loan that income supports at the 0.75x, 1.00x, and 1.25x coverage tiers. Use it to set your maximum offer before you shop financing.

Cash-on-Cash Return Calculator — divides annual pre-tax cash flow by the actual cash you put in (down payment, closing, and rehab) to show the return on your dollars after financing. It answers a different question than DSCR: not "does the rent cover the loan?" but "what does my cash earn?"

DSCR Closing Cost Calculator — estimates origination points, third-party fees (appraisal, title, recording), and prepaid reserves, returning a dollar total and the cost as a percentage of the loan. Use it to budget cash to close alongside your down payment.

BRRRR Calculator — models the full Buy, Rehab, Rent, Refinance, Repeat cycle: all-in cost, the ARV refinance loan, cash left in the deal, equity remaining, and the post-refinance DSCR. It shows whether your rehab created enough value to recycle your capital into the next deal.

Fix and Flip Loan Calculator — takes purchase price, rehab budget, ARV, loan terms, and holding costs, and returns loan-to-cost, carry, and projected net profit. This is the go/no-go check on a flip: if the margin is thin here, it will be thinner in the field.

Match the tool to the deal. Buying to renovate and sell: start with the fix and flip calculator. Buying or refinancing a rental you will hold: start with the DSCR calculator — multi-family for 2–4 units, commercial for larger or mixed-use assets. Taking over an existing loan: the subject-to analyzer. Run the numbers before you talk to any lender; underwriting here is asset-based, so the same figures you model — ARV, loan-to-cost, NOI, and exit — are what drive approval. Credit is reviewed, but the deal math leads.
