PITIA is a carrying-cost estimate, whether costs are escrowed or paid directly. The monthly budget adds other costs and extra principal; the balloon is shown separately. Fees exclude down payment, prepaid interest, escrow deposits and costs you have not entered.
Choose the structure that matches your note
- Fully amortizing: principal and interest repay the balance over the entered term.
- Interest-only to maturity: monthly interest is due while the remaining principal is repaid at maturity.
- Interest-only, then amortizing: the IO period is part of the total term. After IO ends, the remaining balance amortizes over the remaining months.
- Amortizing with a balloon: payments use a longer amortization period, with the remaining principal due at the shorter maturity.
An interest-only period can lead to a higher payment when principal repayment begins. The CFPB explains interest-only payments and the transition to principal repayment.
Read the payment and carrying costs together
The loan payment covers principal and interest, or interest only. PITIA adds property taxes, property and mortgage insurance, and association dues. Your monthly budget also includes other costs and extra principal entered in the form. The balloon balance appears separately so a low monthly payment does not hide the maturity obligation.
Advanced options can add financed fees, extra monthly principal, a one-time principal payment, or one hypothetical rate change. Rental options show both gross rent divided by PITIA and net operating income divided by the loan payment. Confirm the coverage method in your lender’s program.
