    Landlord Insurance Cost Calculator

Estimate landlord dwelling insurance cost by state, replacement cost, and occupancy. Model PITIA before DSCR. Jaken Finance Group.

Use this landlord insurance cost calculator to stress-test the insurance line in PITIA before you buy, refi on a DSCR loan, or close a fix and flip. The output is an illustrative annual range — not a bindable quote. Pair it with the full investment property insurance guide and the rental insurance lender requirements article.

Industry context: the Insurance Information Institute publishes national homeowners premium trends; investor policies track those drivers plus landlord-specific liability and loss-of-rents coverage. State regulators publish consumer rate guides through the NAIC consumer center. Flood zone checks start at FEMA’s Map Service Center.

What this calculator includes — and what it does not

The tool scales illustrative per $100k replacement cost bands for ten active Jaken Finance Group markets plus an “other” baseline. Multipliers adjust for 2–4 units, condos, vacant rehab, short-term rental endorsements, deductible choice, optional umbrella liability, and a flat NFIP add-on when you flag AE/VE zones.

It does not replace an agent quote, capture wind-mitigation credits, or model surplus-lines coastal policies. For Florida wind and Citizens assessments, read landlord insurance cost in Florida. For Texas TWIA counties, see Texas landlord insurance costs.

How insurance flows into DSCR underwriting

DSCR lenders divide qualifying rent by PITIA — principal, interest, taxes, insurance, and association dues. Insurance is often the line investors underestimate because they priced an owner-occupied policy online. When the bound landlord premium is $180 per month higher than the spreadsheet, a 1.08 DSCR file can land at 0.97 and fail final approval.

Run the same address through the DSCR payment calculator and minimum rent for DSCR calculator once you have a real quote. DSCR rates on qualified rentals are currently priced from 5.75%–10.5% — the ratio still has to clear after the premium you actually bind.

Worked example: Midwest SFR before and after the real quote

Line Spreadsheet (wrong policy) Lender-required DP-3
    Gross rent $1,850/mo $1,850/mo
    P&I (illustrative 7.25% DSCR) $1,420/mo $1,420/mo
    Taxes $310/mo $310/mo
Insurance $95/mo (HO-3 quote) $265/mo (replacement cost + loss of rents)
    PITIA $1,825/mo $1,995/mo
    DSCR (rent ÷ PITIA) 1.01 0.93

The deal did not change — the policy type did. That pattern is why we tell investors to request rental property insurance in the LLC name with lender coverages before they waive inspection contingencies.

    Fix-and-flip and vacant stages

Active rehab usually needs builder’s risk or a vacant dwelling endorsement — not a standard landlord policy. Premium runs higher per month but covers theft of materials and vandalism during the hold. Request coverage through the fix and flip insurance form when you submit your hard money file. Flip interest rates run 8.99%–13.5% on qualified programs; insurance does not reduce those coupons but it protects the collateral the lender is advancing against.

    Frequently asked questions

How much does landlord insurance cost on a rental property?
Landlord dwelling policies (often DP-3) typically run from roughly $900 to $2,500 per year on a modest single-family rental in the Midwest, and can exceed $4,000 to $8,000 in hurricane or hail-heavy markets when wind, flood, and higher replacement limits apply. Premium follows reconstruction cost, peril zone, roof age, and occupancy — not the mortgage balance.
Why is landlord insurance higher than homeowners insurance?
Owner-occupied HO-3 policies assume someone lives on site and maintains the property daily. Landlord policies price tenant turnover, vacancy, liability from non-owner occupancy, and often higher replacement-cost limits lenders require. Short-term rental and vacant-rehab endorsements add more premium.
Does insurance affect my DSCR loan approval?
Insurance affects DSCR math directly: DSCR is rent divided by PITIA, and insurance is the I. Lenders also require proof of a bound policy with a mortgagee clause before funding. A quote that is too low can fail at closing even when the ratio looked fine on a generic estimate.
What is replacement cost versus market value for insurance?
Replacement cost is what it would take to rebuild the structure — labor, materials, code upgrades, debris removal. Market value includes land and location. Lenders require dwelling limits based on replacement cost, which is why premiums can exceed what you paid for the property.
When do I need flood insurance on a rental?
When the parcel is in a FEMA Special Flood Hazard Area and the loan is federally related, flood insurance is mandatory. Many investors also buy flood coverage outside mapped zones after hurricane or heavy-rain losses. NFIP policies often carry waiting periods unless tied to a loan closing.
Can Jaken Finance Group help me bind landlord or flood coverage?
Yes. Use the rental property insurance request, fix and flip insurance request, or flood insurance request forms on this site. Binding is handled through licensed agents; hard money and DSCR lending remain separate products priced from 8.99%–13.5% on flips and 5.75%–10.5% on DSCR rentals.
