Investment property insurance is part of the underwrite — not a task you save for the day before funding. The premium you bind sets the I in PITIA, which sets DSCR on permanent rental debt. On flips, the wrong policy leaves the lender uninsured during the highest-risk weeks of the project. This guide explains policy types, what hard money and DSCR lenders require, how to estimate cost by state, and where to request quotes through Jaken Finance Group.

Prefer numbers first? Use the landlord insurance cost calculator. For lender-specific coverages, read rental property insurance lender requirements. When financing is ready, explore DSCR loans and fix and flip loans or call (833) 264-7776.
Policy types investors actually use
Landlord dwelling (DP-3 or equivalent)
Long-term rentals usually carry a landlord dwelling policy — often categorized as DP-3 (dwelling property, special form). Expect replacement cost on the structure, personal liability ($300k–$1M is common), medical payments, and loss of rents (business income) when tenants cannot occupy after a covered loss. The named insured should match title — typically your LLC — not your personal HO-3.
The Insurance Information Institute explains how homeowners premiums respond to construction cost and catastrophe exposure; landlord policies add tenant liability and vacancy clauses that HO-3 forms exclude.
Homeowners HO-3 — why it fails on rentals
Big-box auto-home bundles quote quickly, but an HO-3 assumes you live in the house. Lenders on investment files require a mortgagee clause, loss of rents, and often higher dwelling limits than an owner-occupant policy provides. Binding HO-3 on an LLC rental frequently triggers a post-clear-to-close rewrite — exactly when you least want premium surprise.
Builder’s risk and vacant dwelling (fix and flip)
During rehab, standard landlord policies may exclude theft of materials, vandalism, or vacant periods over 30–60 days. Builder’s risk or vacant dwelling endorsements cover the structure while work is open. Hard money programs priced from 8.99%–13.5% still require evidence of coverage before draw one. Submit the fix and flip insurance request alongside your scenario.
Flood (NFIP and private)
FEMA maps at the Map Service Center show whether a parcel sits in a Special Flood Hazard Area. Federally related loans require flood insurance in those zones. NFIP policies are capped on residential structures; coastal investors often layer private flood or excess limits. Waiting periods apply unless the policy is tied to closing — see FloodSmart.gov for consumer rules. Request flood quotes on the flood insurance request form.
Umbrella liability
When you hold multiple doors or higher asset values, a personal or commercial umbrella ($1M–$5M) sits above the landlord policy’s liability limit. It is inexpensive relative to dwelling premium but must follow the underlying policy’s named insured and scheduled locations.
What DSCR and hard money lenders require
Across most Jaken Finance Group DSCR files, closing conditions include:
| Requirement | Why it matters |
|---|---|
| Mortgagee / loss payee clause | Lender must receive claim payments on the structure |
| Replacement-cost dwelling limit | Often above loan amount — premium follows rebuild cost |
| Loss of rents / business income | Protects debt service if the unit is uninhabitable after a covered loss |
| Named insured = title entity | LLC on title → LLC on dec page |
| Effective dates through funding | Gap in coverage = funding hold |
| Flood policy in SFHA | Non-negotiable on conforming-related DSCR |
Hard money and bridge files add builder’s risk or vacant language for the hold period. None of this replaces underwriting — DSCR still prices from 5.75%–10.5% on qualified rentals — but unbound or wrong-class insurance stops the clock.

Cost drivers you control before you quote
- Replacement cost input — Use a credible rebuild estimate (RCE), not purchase price. Labor and code upgrades in your metro may push limits above what Zillow shows.
- Roof age and material — Hail and wind states (Texas, Oklahoma, Colorado spillover, Carolinas) often surcharge aged roofs or pay actual cash value on roof surfaces.
- Occupancy — Long-term lease, short-term rental, and vacant rehab are different risk classes with different endorsements.
- Deductible trade-off — Higher all-peril or wind deductibles lower premium but increase cash you need after a claim.
- Flood zone — Zone X is not “no flood ever”; it means no mandatory NFIP for most loans. Riverine and urban stormwater flooding still happens — model optional flood add-ons in the calculator.
- Claims and insurance score — Prior owner claims can attach to the address; disclose early to agents.
Use the landlord insurance cost calculator to translate those levers into an annual range, then divide by twelve for PITIA.
State landlord insurance cost guides
Premiums vary more by peril region than by state lines alone, but regulatory environment, FAIR plans, and wind pools still move the median. Jaken Finance Group publishes detailed guides for active lending markets:
| State / market | Guide | Typical investor focus |
|---|---|---|
| Illinois | Landlord insurance cost Illinois | Hail, freeze, Chicago two-flats |
| Indiana | Landlord insurance cost Indiana | Indianapolis corridor, tornado/hail |
| Missouri | Landlord insurance cost Missouri | St. Louis brick two-families, hail |
| Florida | Landlord insurance cost Florida | Wind, Citizens, mitigation — see also Florida DSCR insurance impact |
| Georgia | Landlord insurance cost Georgia | Hail, Atlanta infill rentals |
| South Carolina | Landlord insurance cost South Carolina | Coastal wind vs Upstate |
| North Carolina | Landlord insurance cost North Carolina | Beach Plan counties vs Triangle |
| Texas | Landlord insurance cost Texas | TWIA coast, hail interior |
| Oklahoma | Landlord insurance cost Oklahoma | Tornado/hail, OKC/Tulsa |
| Washington DC | Landlord insurance cost Washington DC | Rowhouses, basement units, flood |
Compare any acquisition to the California insurance crisis guide if you diversify west — wildfire premiums can dominate DSCR math the way wind does in Florida.
Worked example: insurance as the DSCR swing factor
Consider a $335,000 stabilized rental with $2,100 gross rent, $380 property tax, $1,480 P&I (illustrative 7.5% DSCR), and $0 HOA:
| Insurance assumption | Monthly premium | PITIA | DSCR (rent ÷ PITIA) |
|---|---|---|---|
| Optimistic HO-3 quote | $110 | $1,970 | 1.07 |
| Lender DP-3 + loss of rents | $290 | $2,150 | 0.98 |
| DP-3 + $75/mo flood add-on | $365 | $2,225 | 0.94 |
The rent did not move — the policy did. That is why we underwrite the lender form first, then run the DSCR calculator and minimum rent for DSCR calculator.
Short-term rentals and mixed use
Airbnb and mid-term furnished rentals need commercial landlord or STR endorsements — standard DP-3 may exclude stays under 30 days. Insurance interacts with local STR permits; see short-term rental insurance and permits. Furniture and FF&E may need a separate inland marine schedule.

Document checklist before you bind
Agents and lenders ask for the same artifacts on most files. Gather these before you request quotes so the policy matches your close date:
- Property address and year built — roof age drives wind and hail surcharges in coastal and Plains states.
- Replacement cost estimate (RCE) — from a contractor, insurer tool, or appraiser; not Zillow Zestimate alone.
- Entity documents — LLC operating agreement or trust summary showing who must be named insured.
- Loan commitment or term sheet — lists mortgagee clause wording, minimum liability limits, and loss-of-rents requirements.
- Lease or vacancy status — tenant-occupied, STR, or vacant rehab each need different endorsements.
- Prior claims (CLUE) awareness — address-level loss history can follow the building, not just the seller.
Upload the same packet when you use the investment property insurance request form so the agent does not rebuild the file from a generic HO-3 template.
Tie insurance to your financing plan
Insurance protects collateral; leverage and exit still come from the right loan product. After quotes look workable:
- Model PITIA with the real premium in the DSCR loan payment calculator.
- Confirm reserves with the DSCR reserves calculator — liquidity is separate from premium.
- Pre-qualify for DSCR loans or hard money with the address and close timeline.
