Appraisal research and drafting
AI-Assisted Reconsideration of Value Service
An appraisal concern is easier to address when you can show exactly what needs another look. Jaken Finance Group uses AI-assisted research to organize property information, check reported calculations, and draft a documented reconsideration of value request. The focus is accurate facts and useful evidence for your lender’s review.
Current Jaken Finance Group borrowers receive this research and drafting service FREE. Non-borrowers pay a one-time $99 fee. Start with a callback about the property, your concern, and any approaching deadline.
How much does AI-assisted ROV help cost?
The price covers researching and drafting the reconsideration of value. It is a one-time preparation service, with no subscription. Current borrowers receive the service free; people borrowing elsewhere can request it for $99 once.
You do not have to move your loan to Jaken Finance Group to request paid assistance. Your existing lender still controls its submission requirements and review process. If you are unsure whether you count as a current borrower, explain your loan status during the callback so the team can confirm the applicable offer.
What does the service include?
We help turn an appraisal concern into a clear, documented request. The work starts with the report and the question you need answered. Research may identify a factual discrepancy, an arithmetic issue, missing information, or an explanation that supports the original report.
Appraisal fact checks. Compare relevant statements across the report and supporting records. Examples include conflicting room counts, inconsistent descriptions of improvements, or property details that need clarification. A difference between two records prompts investigation; it does not automatically establish which record is correct.
Calculation checks. Reproduce reported arithmetic from the original inputs. Keep the calculation and its source page together so the lender can repeat the check. This separates a total that does not reconcile from a disagreement about the assumptions behind it.
Market-data research. Look for relevant transaction information and document its source, date, status, and connection to the property. Useful research includes differences between properties, not simply higher sale prices. Facts that cannot be verified remain identified as unresolved.
A working ROV draft. Organize the supported concerns, report references, and supporting documents into a request you can review. The draft should make each question easy to locate and explain what evidence supports it. Review the facts and attachments before using your lender’s submission channel.
How does AI make appraisal research faster?
AI can reduce repetitive reading, copying, sorting, and cross-checking. It can extract information from a lengthy report, organize potential discrepancies, and help connect a finding to the relevant page. That leaves more time to check the underlying evidence and explain the issue clearly.
Speed comes from handling those repetitive tasks efficiently. A model’s response is still a working result: addresses, dates, figures, and page references need verification. Calculations need reproducible inputs. An attractive explanation without supporting records does not become appraisal evidence.
Data access also matters. An AI tool does not automatically have live MLS access. Research depends on available public records, supplied documents, and any authorized property-data sources. Missing information should be disclosed rather than replaced with an invented sale, adjustment, or estimate.
When is this service useful?
Request help when you have a specific concern or need assistance determining whether a concern is supported. You might have noticed inconsistent property details, a comparable-sale total that seems incorrect, or a relevant transaction that deserves a closer look.
For rental properties, the concern may involve market rent or an input used in debt service coverage ratio calculations. DSCR compares qualifying income with the lender’s required debt or housing expense measure. Confirm the program’s method before treating a different rent assumption as an appraisal error.
A purchase price, desired cash-out amount, or online estimate can explain why the appraisal matters to you. Those figures alone do not establish a report deficiency. Tell us what appears questionable and provide the records available, even if you have not reached a definite conclusion.
What happens after you request a callback?
1. Explain the property and concern
Use the callback form below and mention “AI-assisted ROV.” Describe the property, loan type, lender, and issue in a few sentences. Include the closing date and any lender response deadline. This helps the conversation focus on your actual situation.
2. Confirm the documents and submission instructions
Have the complete appraisal available, including addenda, photographs, and any revisions. The team can discuss how to provide supporting documents. Ask your lender for its ROV instructions, including the submission channel, deadline, and acceptable evidence.
3. Research the issue and prepare the draft
The preparation work connects each supported concern to the report and relevant records. Calculation findings retain their original inputs. Comparable-sale research identifies sources and material differences. The written request distinguishes documented facts from questions that still need clarification.
4. Review the packet and follow your lender’s process
Check names, dates, property details, and attachments before submission. Your lender determines how the request reaches the appraiser and how the response is handled. The callback form starts our conversation; it does not itself submit an ROV.
A practical example of a useful finding
Suppose a fictional appraisal reports a comparable sale at $425,000. The grid lists a positive $18,000 adjustment and a negative $7,000 adjustment, but displays an adjusted price of $432,000.
The listed figures produce $436,000: $425,000 + $18,000 − $7,000. The $4,000 discrepancy gives you a specific question to document. Check the addendum for another adjustment before concluding the report is wrong.
A useful request identifies the comparable, page, and listed inputs, then asks the lender to obtain clarification or correction. It does not assume the subject property’s final value should rise by $4,000. The reported figure may need correction, an omitted entry may explain it, or the final valuation may remain supported.
Try the appraisal adjustment arithmetic checker to reproduce a report’s figures. For a question about the adjustment amounts themselves, market evidence matters: Fannie Mae’s adjustment guidance calls for adjustments that reflect the market’s reaction to property differences on covered loans.
Keep the request focused on evidence
A reconsideration of value is a request to revisit a valuation using relevant information or identified concerns. The federal agencies’ ROV guidance describes a process in which a financial institution requests reassessment from the valuation preparer. Borrowers raise concerns through the institution’s process.
For loans subject to its guidance, Fannie Mae requires substantive support for a requested value change. A value that does not support the proposed loan amount is insufficient by itself. Your loan’s applicable requirements should be confirmed with the lender.
Our service supports research and drafting. It does not replace an appraisal, determine the appraiser’s conclusion, or guarantee a higher value. A well-supported review can result in clarification, a correction, further analysis, or confirmation of the original conclusion.

Questions about the ROV service
Is the service really free for current borrowers?
Yes. Current Jaken Finance Group borrowers receive the ROV research and drafting service free. Mention your current loan when requesting a callback. The team can confirm your borrower status and discuss the appraisal concern and available documents.
Is the $99 charge recurring?
No. Non-borrowers pay a one-time $99 fee to research and draft the reconsideration of value. It is not a subscription or a charge for each comparable you enter in a worksheet. The fee pays for preparation, not a guaranteed valuation outcome.
Can I use the service with another lender?
Yes. Non-borrowers may request the paid research and drafting service while keeping their existing lender. Obtain that lender’s ROV instructions and any relevant deadlines. Its process controls how the request is submitted and considered.
How quickly can the research be completed?
Timing depends on report quality, available records, the issue, and missing documents. Include your deadline in the callback request so the team can discuss the work needed. Research speed does not determine the lender’s or appraiser’s response time.
Can I prepare an ROV without paying for help?
Yes. Ask your lender for its instructions and use the free guides and tools above. Research and drafting assistance is optional. You can begin with a specific concern, assemble evidence, and decide whether help would be useful.
What should I have ready for the callback?
Have the property address, loan type, lender, complete appraisal, closing timeline, and a short explanation of the concern available. Supporting records are helpful, but you can request a callback while identifying what is missing. Ask how to provide documents appropriately.
