    Property types that borrow differently

    Interest-only DSCR — higher loan amount, same rent

    Some DSCR programs offer IO period (5–10 years) with lower PITIA:

    IO DSCR allows higher LTV on the same rent — trade-off is no principal paydown during IO period. Confirm permanent amortization terms after IO expires.

    Cross-collateral portfolio DSCR — rare but exists

    Standard DSCR is one property, one loan. Portfolio programs (select lenders) may:

    • Size on aggregate portfolio DSCR across 3+ doors
    • Allow blanket lien on multiple properties
    • Cap at 80% LTV on portfolio basis
