    Commercial Refinance Review

    Refinance your commercial property.

Replace maturing debt, explore cash-out, or refinance after lease-up. Jaken Finance Group reviews your property, current loan, and goals across commercial asset classes.

Start with the reason you need to refinance

Tell us what the replacement loan needs to accomplish. The starting point is your existing debt, supported property income, and cash available to complete the transaction.

    Your loan is maturing

A balloon is approaching or the current lender will not renew. Share the maturity date, payoff, extension options, and property performance so the review starts with the actual deadline.

    You want to release equity

You need capital for improvements, another investment, or a partner buyout. Test the cash available after existing debt, closing costs, and required reserves are covered.

    The property has stabilized

Renovations are complete or new tenants are paying rent. A refinance review can assess whether documented operations support replacing the current bridge or construction debt.

    Your lender or terms changed

The lender reduced proceeds, declined the asset, or proposed terms that no longer fit. Include its explanation and compare replacement debt against the current loan’s full cost.

Commercial assets deserve a property-specific review

Office, medical office, and cannabis properties have distinct financing needs. Each has a place in the review, alongside apartments and other income-producing commercial real estate.

    Office

General office, suburban buildings, and properties undergoing lease-up. Review current collections, lease expirations, tenant concentration, and the cost of tenant improvements and leasing commissions.

    Medical office

Medical buildings and outpatient properties with tenant or owner-user structures. Explain who occupies the space, lease terms, specialty improvements, and any ground lease or ownership restrictions.

    Cannabis real estate

Real property supporting licensed dispensary, cultivation, processing, or distribution uses. Review the building, occupancy, applicable licensing, tenant or operator financials, and a supported repayment plan.

    Multifamily & mixed-use

Bring operating statements, rent rolls, and collections. For mixed-use, separate residential and commercial income and show each lease’s remaining term.

    Retail & industrial

Lease renewals, tenant concentration, expense reimbursements, and building condition help determine what income can support the replacement debt.

    Hospitality & self-storage

Show historical operating results, occupancy, seasonality, and upcoming capital needs. Explain changes in management or the property’s business plan.

    Hotel financing Storage financing

    Mobile home & RV parks

Include pad occupancy, utility responsibilities, infrastructure needs, and collected income. Separate recurring lot rent from home sales and seasonal revenue.

Find out what the refinance leaves you with

Loan size is only part of the decision. Commercial underwriting reviews supported net operating income and lender adjustments, debt service coverage, collateral value, and other program limits.

New loan proceeds − existing loan payoff − prepayment charges − closing costs and required escrows = estimated cash available

A negative result means additional cash is needed. Separately account for any reserves you must retain after closing. Avoid counting a prepayment charge twice if it is already included in the payoff.

See the apartment refinance worked example for an illustration of cash-flow limits and net proceeds.

    Prepare a useful refinance file

    • Property address, asset type, ownership entity, and occupancy.
    • Current loan terms, payoff, maturity date, and prepayment conditions.
    • Trailing 12-month (T-12) operating statements, current rent roll, leases, and collections.
    • Tax and insurance costs, repair needs, and planned improvements.
    • Requested loan purpose, desired cash-out, liquidity, and target date.

Submit through the commercial financing request. Explain any missing documents and any active default or extension discussions.

    What a review can establish

The review can identify a potential permanent refinance, bridge while the property stabilizes, or a revised request that better fits its income and value.

It may also reveal a payoff gap, documents still needed, or a reason the proposed loan does not fit. Knowing that early helps you assess an extension, additional equity, or another exit.

    Commercial refinance questions

Can you review a refinance if my bank declined it?
Yes. Include the reason for the decline, current loan terms, payoff, and property financials. Another structure may fit, but a review still depends on collateral, cash flow, borrower resources, and repayment capacity.
Is cash-out available on every commercial refinance?
No. Cash-out depends on approved proceeds after debt payoff, costs, escrows, and other requirements. A refinance may instead require additional cash from the borrower. State your desired cash-out separately from the amount needed to retire the existing loan.
What if my business occupies the building?
Identify that at submission. Owner-user commercial property and tenant-occupied investment property can follow different financing paths. The review should distinguish property income from operating-business income and identify the borrower and collateral.
Does a refinance review guarantee funding or a closing date?
No. It identifies potential financing paths and information needed for underwriting. Eligibility, terms, proceeds, and timing depend on the complete file, valuation, title, property-specific diligence, and final approval.

Bring your current loan and your next goal.

Submit the property and debt details for a commercial refinance review. Final financing depends on underwriting and approval.
