Wholesale deals die differently

Your seller is under contract. Your end buyer was solid — until their hard money shop declined the file, cut leverage, or stopped answering. Maybe the double-close funder pulled back. Maybe the buyer never had real capital and your proof of funds vetting missed it. The B-side buyer and property still need to pass asset-based underwriting — ARV, assignment spread, double-close structure, and liquidity. We cannot manufacture equity where none exists. But when the failure was a lender box issue (experience, DSCR threshold, rural location, property type) rather than a bad deal, a different program or leverage point often closes the same buyer.

  2. End buyer entity and contact (with permission to discuss the file)
  3. What went wrong with the buyer's financing
  4. Closing deadline on the A-side and B-side
  5. Original lender term sheet or decline, if available
  6. Whether you need transactional funding, end-buyer purchase financing, or both
