    How to assemble the packet

    1. Inventory the sites. Total pads by long-term, seasonal, and transient; hookup type; park models or cabins; and a numbered site map.
    2. Show monthly occupancy and rate. Two to three years of occupancy by site type, ADR or monthly rate history, and what drives the peak season — with the off-season P&L attached.
    3. Prove utilities and license. Water, sewer or septic, 30/50-amp capacity, campground license, zoning, and any transient-rental permit.
    4. Submit the hospitality file. Add entity docs, sponsor RV or hospitality experience, and the purchase contract. Upload on the commercial request form.
