    SBA Credit Score and Time-in-Business Rules

    SBA credit score and time-in-business rules: 7(a) near 680, Express near 650, two years of returns — and what unsecured underwriting reads instead.

    SBA marketing talks about access. Lender credit memos talk about score and seasons. Those two overlays — a FICO in the mid-to-high 600s, and about two years of business returns — are why a busy company still hears no.

    The 7(a) program page says the applicant must be creditworthy and show a reasonable ability to repay. It does not print “680” or “24 months.” Participating lenders do. This guide separates SBA eligibility from shop policy, then shows what unsecured term loans read instead: personal returns and a FICO 8, with no published score floor.

    What SBA actually requires vs what the desk requires

    SBA eligibility (size, for-profit, U.S. location, eligible type, credit elsewhere, repayment ability) is the floor. Lender overlays are the walls.

    These 680 / 650 / 575 figures are market overlays used across SBA shops and on this site’s SBA facts, not a statute. A preferred lender with a 700 policy will not apologize to a 675 file. Ask for the number in writing before you spend on a business valuation.

    Which score they pull

    Consumer FICO 8, FICO 9, Vantage, and a business bureau score are not interchangeable. Many 7(a) desks still live on a personal FICO of the 20%+ owners plus a business report. A “good” business Paydex and a 640 personal FICO is still a 640 conversation.

    Recent mortgage lates, a charged-off credit card, a tax lien, or an MCA that drafted the operating account into overdrafts will outweigh a year of rising sales. The guaranty reduces the lender’s loss if you default. It does not require the lender to ignore the last 24 months of personal credit.

    If the report is wrong, dispute it and pause the SBA file. If the report is right and the overlay is 680, you have three honest paths:

    1. Wait and repair if the deal can wait and the 7(a) amortization is worth it.
    2. Try Express or a microloan if the size fits — SBA Express up to $500,000, microloans up to $50,000.
    3. Change productsunsecured term loans of $50,000–$500,000, 3/5/7 years, often 3–10 business days, approx. 6%–18%, quoted per file by Preferred Funding Group.

    Time in business is a document test

    “Two years in business” usually means two years of business tax returns that reconcile to bank statements. An Instagram page does not count. A disregarded single-member LLC that filed on Schedule C for 18 months is not “two years of 1120s.” A buyer who just formed a new entity to hold an acquisition has zero years. The target’s returns matter. The buyer’s experience and injection still get underwritten. See SBA business acquisition loans.

    Startups are not banned. They are repriced in equity. SBA startup loans typically want 15%–30% down, a plan, and experience in the same line of work. Buying a profitable book or opening a directory franchise is easier to finance than a novel concept. Lenders finance evidence.

    The 7(a) Working Capital Pilot is the exception that proves the rule: about one year of operations, plus timely financials, A/R and A/P agings, and inventory reports. It is a monitored line, not a “we fund month four” product.

    Unsecured underwriting does not pretend the LLC is old. It asks whether you can make a 3-, 5-, or 7-year installment from documented personal income before the new company prints. That is a harder look at the household and a lighter look at the entity. Details: unsecured loans for startups.

    Worked example: 665 FICO, 22 months, real deposits

    A landscaping company deposits $38,000 most months. The owner’s FICO 8 is 665 after a medical collection that is still reporting. The LLC is 22 months old. A 7(a) shop with a 680 / 24-month overlay declines both boxes. Express at a 650 policy might talk — if the owner can wait weeks and wants a smaller line. He needs $80,000 of mowers and spring payroll in 11 days.

    The mowers should try equipment financing at 6%–14% on the invoices. Payroll and fuel are cash. An $50,000 5-year unsecured note at an illustrative 14% is about $1,163 a month. Personal returns and a spouse W-2 have to carry it through a wet April. That is a file. A second 7(a) application to a twin overlay is not.

    He should send the decline reasons, the equipment invoices, and the 1040s on the unsecured financing form. He should not call the collection “paid” if it is not.

    Worked example: 720 FICO, six months, should wait

    A CPA with a 720 score leaves a firm and opens a practice. She wants $120,000 for furniture, software, and six months of rent. She has no business return. She has a book of clients who have already said they will follow. A 7(a) startup file with 20% equity and a plan is plausible if the landlord will wait. An unsecured note is also plausible on her W-2 history.

    She should not take the first 16% illustration if the lease gives her 70 days and she can inject $24,000. The long 7(a) or even a microloan plus savings may be cheaper. Credit score is not a reason to skip SBA when time-in-business is the only miss and the clock is kind. Alternatives: SBA alternative financing.

    The March 2026 ownership rule is not a score problem

    As of March 1, 2026, 100% of direct and indirect owners must be U.S. citizens or U.S. nationals residing in the United States. A 780 FICO and ten years of returns will not save a cap table that misses this. Confirm it before you pay third parties.

    This is SBA eligibility, not an unsecured marketing claim. Preferred Funding Group quotes the unsecured file per file. Lawful business purpose and identity still matter. Investor real estate for foreign nationals is a different stack: foreign national DSCR.

    Personal guarantee, 20% owners, and whose score counts

    On 7(a), owners of 20% or more typically guarantee and go on the credit memo. A silent 25% partner with a 580 FICO can sink a file the operator thought was a 720 story. Buy the partner down, or pick a product that underwrites the person who will actually sign.

    Unsecured applications collect the borrower’s (and any guarantor’s) personal credit and returns. Do not hide a co-owner who will sign. Do not add a guarantor with damaged credit to “help” without running their report first.

    Repair vs replace

    Repair the SBA file when:

    • The score miss is a report error or a small, dated item
    • You are within a few months of the two-year return
    • Coverage works at a 10- or 25-year amortization
    • The other side of the table will wait

    Replace the SBA file when:

    • The overlay will not move and the deal is this month
    • The entity is new and the person is not
    • There is no collateral the desk will accept and SOP language is not winning the argument
    • The ask is $50,000–$500,000 of business-purpose cash

    Inquiries, shopping windows, and stacking pulls

    A week of 7(a) applications at three banks can look like distress on a personal report. Ask each desk which bureau they pull and whether a soft pre-qual exists. If you already have a written no, bring that letter to the next conversation instead of authorizing a fourth hard pull “to see.”

    Unsecured pre-qualification still collects a FICO 8. One complete file beats three half files. If you are also submitting a property loan to Jaken Finance Group, that is a separate credit event on a separate product. Do not assume one authorization covers both.

    What the unsecured application actually pulls

    Expect two years of personal tax returns, a FICO 8, identity, entity documents, and a use-of-funds statement. There is no published FICO minimum on unsecured term loans. Stronger credit and cleaner returns improve odds and pricing. Thin or recently damaged credit is a conversation.

    Amounts are $50,000–$500,000. Terms are 3, 5, or 7 years. Complete files often fund in 3–10 business days. Pricing is an approximate 6%–18% band, quoted per file.     How to apply when score or seasoning was the miss

    1. Read the adverse-action notice. Regulation B entitles you to the principal reasons.
    2. Decide repair vs replace using the clock on the deal, not the clock on your pride.
    3. If replace, run a payment you can make from today’s personal income.
    4. Submit the unsecured financing form.
    5. If a building is still in play, request commercial financing as its own file.

    What credit score do I need for an SBA 7(a) loan?
    SBA does not publish a single minimum FICO. Participating lenders set overlays. Standard 7(a) shops commonly want roughly 680 or higher. Express desks often talk nearer 650. Some microloan intermediaries will consider scores in the high 500s with mentoring. Your shop’s credit policy is the number that matters.
    How long must I be in business for an SBA loan?
    Two years of business tax returns is the default on standard 7(a). Startups can clear on some files with more equity, a plan, and relevant experience. The 7(a) Working Capital Pilot line product looks for about one year of operations and real reporting. Express is more flexible than a full 7(a) and still not brand new.
    Can I get an SBA loan with a 650 credit score?
    Possibly on Express or through a microloan intermediary, if cash flow and character support it. A standard 7(a) desk with a 680 overlay will likely say no. Ask the lender which program and which score model they pull before you pay for a valuation.
    Does the unsecured program publish a FICO minimum?
    No. The referral application collects a FICO 8 report and two years of personal tax returns. Approval and pricing are quoted per file by Preferred Funding Group. Do not treat a website illustration rate as a lock, and do not treat “no published floor” as a guarantee.
    Do personal tax returns count as time in business?
    Not for a standard 7(a) overlay that wants business returns. They do count on an unsecured file, which underwrites the person. A 14-month LLC with two years of personal 1040s is a common SBA miss and a common unsecured conversation.
