    An ITIN is a tax-processing number the IRS issues to people who must file U.S. taxes but are not eligible for an SSN. ITIN DSCR borrowers are usually:

    • Resident investors who live and work in the U.S. without an SSN
    • Immigrants building wealth through U.S. rentals while their status is pending
    • Cross-border investors who already file U.S. returns under an ITIN

    If you have no U.S. tax ID at all and live abroad, a foreign national DSCR loan is the better fit. The dividing line: an ITIN usually means you have a U.S. footprint — banking, and often credit — that the program can use.

    How ITIN DSCR underwriting works

    What the ITIN program handles differently:

    • Identity & tax ID: Your ITIN and government photo ID (usually a passport) stand in for the SSN. Some programs want to see recent returns filed under the ITIN; others do not.

    Build ITIN credit before you apply

    You can strengthen an ITIN file the same way any borrower does — and it directly improves your rate and leverage:

    1. Open ITIN-based tradelines (secured cards, credit-builder loans) and let them age
    2. Keep utilization under 30% of each limit
    3. File your returns under the ITIN so history is consistent
    4. Season your reserves in a U.S. account before the appraisal

    ITIN files sit much closer to standard DSCR terms than foreign national files do, precisely because most ITIN borrowers already have U.S. banking and, often, U.S. credit. Reserves run lighter too — 3-6 months of PITIA rather than the 6-12 months a no-U.S.-footprint foreign national file typically carries — and the LTV cap sits a few points higher. In practice, the stronger your ITIN credit and the deeper your seasoned reserves, the closer your pricing lands to a comparable SSN borrower’s.

    Purchase vs. refinance with an ITIN

    The program works for both, but the file looks a little different:

    • Purchase. You document seasoned funds for the down payment, closing, and reserves, plus your ITIN and photo ID. A stabilized, tenant-ready property gives the cleanest first approval.
    • Rate-and-term refinance. Swap an existing loan for better terms or to move title into an LLC. The property’s rent still qualifies the file; you provide the current note and a clean pay history.

    Common ITIN borrower mistakes to avoid

    • Confusing the ITIN and foreign national programs. If you live and bank in the U.S. under an ITIN, the ITIN program usually prices better than a foreign national loan — don’t default to the more conservative track.
    • Applying with a thin file when a month of prep would help. A single scoreable tradeline can move you out of a no-score tier and recover a leverage point.
    • Letting utilization spike before you apply. Keep balances under 30% of each limit so your ITIN credit reads its strongest.
    • Using Zillow rent instead of the appraiser’s number. Lenders qualify on market rent from the appraisal or the executed lease, not a listing estimate.
