A tired coin-op does not lose to the store next door on one broken dryer. It loses when the room still looks like 1998, cards do not work, and the last $80,000 of a refresh is sitting in a contractor PDF the bank will not touch for 90 days.
Laundromat renovation financing is an unsecured, business-purpose term loan from $50,000–$500,000 for the mixed invoices that turn a dark store into a card-pay, sit-and-wait room. Terms are 3, 5, or 7 years, often funded in 3–10 business days, with no lien on the storefront. Pricing is quoted per file in an approximate 6%–18% band.
The washers are a different file. A serial-numbered stack with a dealer quote belongs on equipment financing at 6%–14%. This page is flooring, lighting, seating, card conversion, plumbing, paint, and the GC bid.
Jaken Finance Group originates the property loan if you also buy the building. The coin-op remodel note is a separate unsecured application.

What the money is for in a laundromat remodel
- Card conversion and app pay when coin mechanisms and the attendant desk are the bottleneck, not the drum
- Lounge, lighting, and restrooms that keep a Saturday family in the store instead of dropping and leaving
- Plumbing, electrical, and flooring the landlord will not fund and a UCC desk will not take
- A second location’s TI shortfall when the lease clock is shorter than SBA
- Attendant payroll through the dark weeks of a phased remodel — not a substitute for a broken concept
If the invoice is six 80-pound washers with serial numbers, start on equipment paper. If the invoice is tile, LED, seating, and a plumber, stay here.
Model extra turns against the note
Default load: a $118,000 card-conversion and lounge bid, 90 extra paid turns a week, $8 net per turn after utilities and attendants, $1,450 current weekly net, and 2 weeks disrupted. A 5-year note at an illustrative 12.5% is about $2,656 a month. Haircut the extra turns. If lift does not cover the payment after the store is open — or you cannot fund the weeks it is dark — do not take the loan. Thin revenue: intro 0% only if the post-intro payment still works.

| Need | Better first call |

| Commercial washers/dryers with a vendor invoice | Equipment financing, 6%–14% |

Do not mash unsecured 6%–18% with equipment 6%–14% or hard money 8.99%–13.5%. Those are different products.
Worked example: card conversion and lounge
A 40-machine store still runs on coin. The operator has a $118,000 bid: card kits, new seating, LED, a restroom refresh, and two weeks of plumber time. The washer cores are fine for three more years.
A $118,000 5-year note at an illustrative 12.5% is about $2,656 a month. If card conversion lifts weekly turns enough to cover that installment and the attendant, the loan is a timing tool. If the store already loses money on utilities, a prettier lounge will not save it.
Worked example: do not put the washers on this note
A dealer quote for $92,000 of 80-pound machines is an equipment file. Mixing that invoice into an unsecured remodel to “keep it simple” usually prices the machines inside the wider unsecured band and skips the UCC that should sit on the drums. Split the file.
What underwriting still wants
- Two years of personal tax returns (and business returns if the entity files)
- FICO 8 — no published minimum on this site
- Trailing deposits or a use of funds a lender can believe
- Contractor bid or a one-page scope
- Lease remaining term if you do not own the building
How to apply
- Split washers (equipment) from GC / lounge / card work (this page).
- Run the remodel amount in the calculator on 5 years, then stress 3 and 7.
- Submit the unsecured financing form. If revenue is thin, start on intro 0%.
- If you are buying the store or the real estate, request commercial financing or start from SBA 7(a).
